South Dallas & Cedar Crest

Historic streetcar suburbs and post-war blocks south of Downtown, with a steady stream of new small-lot construction.

Directly south of Downtown, across the Trinity and along the older streetcar routes, this is some of Dallas's earliest suburban fabric — and much of it survives. Cedar Crest in particular retains grander houses from the 1920s set among mature trees, while the blocks nearer Fair Park are denser and more modest.

Character

  • Close to Downtown in straight-line distance, which makes it attractive to buyers who want central access without central pricing.
  • Building stock varies street by street, so condition matters more here than in newer parts of the city.
  • New construction on small lots is a visible part of the market, sitting beside houses that are ninety years older.
